March 19, 2025 | Lansing, Mich. – TruCore Investments has acquired a fully leased, 30,770-square-foot industrial facility located at 4908 Contec Drive in Lansing, Mich. This acquisition strengthens TruCore’s growing industrial portfolio, securing a well-maintained asset with a long-term tenant in place. The deal was executed with brokerage assistance from Christopher Miller at Martin Commercial Properties. TruCore secured the property through a direct transaction, avoiding a competitive bid process.

The facility, built in 1999, sits on 2.20 acres and features 24,050 square feet of warehouse space and 6,720 square feet of office space. The steel construction site includes 55 parking spaces, two conference rooms, a reception area, a break room, two docks, two drive-in doors and 24-foot warehouse ceilings. The property is fully leased to Extend Your Reach (EYR), a full-service mail and marketing company with over 40 years in business.
“Lansing is an underrated industrial market with strong growth potential,” said Zach Harris, Managing Director of TruCore Investments. “Its central location, affordable industrial space, and strong manufacturing ecosystem make it an ideal hub for tenants seeking logistical efficiency and access to a skilled workforce. As Michigan’s capital and home to Michigan State University, it also benefits from economic stability and innovation-driven talent pipelines. We’re excited to add this adaptable industrial warehouse to our portfolio, expanding our Class B Industrial footprint in this strategically positioned market.”
Located within a well-established industrial park off Jolly Road, the facility offers immediate access to I-496 and I-96, enhancing connectivity to Lansing’s economic hubs, including Michigan State University, General Motors’ Delta Assembly Plant, and the new GM/LG Ultium Cells Battery Plant.
This acquisition reinforces TruCore Investments’ commitment to acquiring high-performing industrial assets in prime locations across the country.
