Class B Industrial - including warehouse, distribution, manufacturing, and industrial outdoor storage (IOS).

Deal Size

$2 - $15 Million (portfolios and larger deal sizes considered).

Geography

Top 150 MSAs nationwide.

Tenancy

Single-Tenant or Multi-Tenant (up to 5 total).

Occupancy

100% occupancy preferred but will consider partial or fully vacant assets.

Lease Terms

Lease term remaining of 5 years or less with in-place rents at or below market.

Value-Add Objectives

Focus on assets with one or more of the following characteristics:
  • Below Market Rent
    Properties with below market rents and/or below replacement value.
  • Retrofit-to-Suit
    Fully or partially vacant properties in attractive submarkets with strong leasing fundamentals.
  • Wholesale
    Properties or portfolios acquired at a discount to current market value.
  • Opportunistic
    Entrepreneurial approach to identify unique assets and unlock value.

Why Class B Industrial Real Estate?

The rise of e-commerce, coupled with a resurgence in American manufacturing and the growing need for inventory and distribution channels, has catapulted the demand for industrial space. With the lowest capital expenditure requirements among real estate asset classes, Class B Industrial minimizes unforeseen costs.
