The opportunity:

TruCore Industrial is seeking a highly motivated & analytically driven Investment Analyst to support the firm’s acquisitions platform. This role is primarily focused on underwriting & evaluating new investment opportunities, with limited involvement in portfolio reporting & asset management support. The Investment Analyst will work closely with the Director of Acquisitions & senior leadership, gaining direct exposure to deal sourcing, financial modeling, due diligence, & investment decision-making. This position is ideal for an early-career professional seeking meaningful responsibility, accelerated learning & a clear upward career path within a fast-growing, entrepreneurial real estate investment firm.

Key responsibilities:

  • Support the acquisitions team in underwriting industrial real estate investments, including analysis of historical financials, operating statements, rent rolls, & lease abstracts.
  • Build & maintain Excel-based financial models to evaluate cash flow, returns, sensitivities, & downside scenarios.
  • Assist in the preparation of investment memoranda, internal presentations, & deal summaries.
  • Conduct market research, including comparable sales, lease comps, market rents & local market dynamics.
  • Coordinate & assist with acquisition due diligence, including review of leases & third-party reports.
  • Support transaction execution by organizing data, tracking milestones, & coordinating with internal & external parties.
  • Provide limited support to asset management & portfolio reporting functions on an as-needed basis.
  • Maintain organized underwriting files, assumptions, & data inputs.
  • Collaborate with senior leadership to refine underwriting assumptions & assess risks/opportunities.

Qualifications:

  • Bachelor’s degree in Finance, Real Estate, Accounting, Economics, or a related field.
  • Minimum 1–3 years of relevant experience preferred.
  • Strong proficiency in Microsoft Excel is required
  • Experience working with real estate underwriting models is preferred but not required.
  • Understanding of NOI, cash flow, IRR, & equity return metrics.
  • Strong analytical skills, attention to detail, & communication abilities.
  • Entrepreneurial mindset & ability to thrive in a fast-paced, growth-oriented environment.

Position Summary

TruCore is creating a newly dedicated role to lead equity capital formation for the firm’s investment vehicles. Reporting directly to the Managing Partner, the Director of Capital Raising will build and manage relationships with high-net-worth individuals, family offices, registered investment advisors (RIAs), and smaller institutional allocators to support TruCore’s current fund and future capital-raising initiatives. This is a high-visibility, individual-contributor role for an experienced capital raiser who wants to build a dedicated fundraising function alongside firm leadership, working in close coordination with TruCore’s acquisitions and portfolio management teams to align capital availability with an active and expanding deal pipeline.

Key Responsibilities

  • Lead all aspects of equity capital raising for TruCore’s current and future investment vehicles, including fund and co-investment structures.
  • Assume ownership of TruCore’s existing investor relationships, serving as the firm’s primary day-to-day point of contact for current limited partners, while driving new capital-raising activity incremental to that established investor base.
  • Identify, cultivate, and manage a pipeline of prospective investors across high-net-worth individuals, family offices, RIAs, and select institutional allocators.
  • Maintain a targeted list of institutional investors for ongoing networking and relationship development, with a particular focus on engaging those investors on large portfolio and platform-level opportunities.
  • Develop and execute a capital formation strategy, managing the full fundraising lifecycle from initial outreach through closed commitment.
  • Prepare and refine investor-facing materials — pitch decks, private placement memorandum support, quarterly investor updates, and performance reporting — in partnership with the Managing Partner and portfolio management team.
  • Represent TruCore at industry conferences, broker events, and investor roadshows nationally, maintaining a regular travel cadence to build and sustain in-person investor relationships.
  • Manage the investor onboarding and subscription process in coordination with legal counsel and fund administration.
  • Build and maintain TruCore’s investor database/CRM, tracking prospect status, commitment history, and relationship touchpoints.
  • Partner closely with the Managing Partner and acquisitions team to align capital availability with TruCore’s acquisition pipeline and underwriting timelines.
  • Monitor and report on investor sentiment, competitive fund terms, and capital markets trends relevant to industrial real estate.

Qualifications & Experience

  • 5–10+ years of experience in capital raising, investor relations, or a closely related capital markets role within commercial real estate private equity; industrial sector experience preferred but not required.
  • Demonstrated track record of sourcing and closing equity commitments from high-net-worth individuals, family offices, RIAs, and/or institutional allocators.
  • An existing, portable network of investor relationships
  • Strong working knowledge of real estate fund structures, subscription processes, and investor due diligence requirements.
  • Excellent written and verbal communication skills, with polished investor-facing presentation ability.
  • A self-starter comfortable operating with significant autonomy in a lean, entrepreneurial firm environment.
  • Bachelor’s degree in Finance, Real Estate, Business, or a related field required; MBA or CFA a plus.
  • Willingness and ability to travel regularly to meet prospective and current investors in person.

Compensation & Benefits

Competitive base salary commensurate with experience, plus a lucrative performance-based annual bonus tied directly to capital raising activities. Potential for carried-interest or other long-term incentive participation will be discussed based on candidate fit and experience. Benefits package to be detailed upon offer.
