TULSA, Okla. — November 26, 2025 — TruCore Industrial today announced the sale leaseback acquisition of two industrial warehouse properties located at 6566 E. Skelly Drive and 4620 S. Memorial Drive in Tulsa, Okla. The properties are fully leased to Fellers, Inc., a leading national supplier of sign and graphic films, vinyl wrap supplies, and related equipment.
Spanning more than 58,000 square feet on 4.65 acres, the two properties offer a mix of warehouse and office space along major transportation routes. They provide both drive-in and dock-high loading and benefit from excellent visibility within one of Tulsa’s established industrial corridors. Tulsa has a diversified economy fueled by energy, aerospace, manufacturing, technology, and healthcare sectors.
This acquisition further strengthens TruCore Industrial’s portfolio of single-tenant net-lease industrial assets in high-demand, supply-constrained growth markets across the central United States.

The acquisition was facilitated by the Colliers Net Lease Capital Markets Team, with representation from Phillip Butts, Ken Hedrick and Andrew Ragsdale, who served as brokers on the transaction.
