TruCore Investments Secures Prime Kansas City Cross-Dock Facility for Industrial Development

November 12, 2024 | Tulsa, Okla. — TruCore Investments announced its
acquisition of a premier 17,250-square-foot cross-dock truck terminal and maintenance
facility located at 6125 Speaker Rd. in Kansas City, Kan. TruCore secured the industrial
outdoor storage (IOS) property on a private placement basis.

This IOS property is situated on 5.44 acres and includes impressive amenities like 31 dock
doors, two drive-in bays, and a fully fenced concrete yard, making it ideal for trucking and
logistics operations.

Kansas City’s central location along major transportation corridors (e.g. Interstates 35 and
70) makes it one of the country’s most important logistics hubs. The Kansas City
metropolitan area features a thriving industrial sector and single-day access to most major Midwestern markets, attracting leading logistics and distribution businesses from across
the country.

“This acquisition helps address surging demand for centrally located industrial trucking facilities,” said Zach Harris, Partner and Managing Director of TruCore Investments. “We think the functional facility characteristics, quality property condition, and lack of available supply in the Midwest, specifically in the Kansas City market, will result in strong user
demand.”

Initially, the facility will be leased back for a short time to the current tenant. Following this
period, TruCore will market the property for lease to serve Kansas City’s robust logistics
and industrial market.
